- New Properties: Prior to beginning construction on any new property, builders must submit for review and approval by the Association a plat showing size (square footage) location (including set back) of all buildings, front, back and side elevation drawings identifying exterior materials, roof pitch driveways, and and a statement identifying culvert composition and size and any drainage issue. CC&Rs 1, 2, 3, 4, 5, 16, 17, and 18.
- Improvements to Current Properties: Any current property owner/resident wishing to add to the originally-approved building plan for its lot must receive approval for the improvements from the Board of Directors before beginning construction on the improvement. This includes, but is not limited to, any secondary building, whether a garage, shed, storage building, pool house, guest house, or any other building whether attached to the main residence or not. This also includes fences. You must submit for review and approval a sketch or plan of the proposed addition, showing at the least all doors, windows, roof plan (materials and pitch), listing exterior materials, and identifying location on the lot. . This procedure serves to ensure compliance with Timber Gate CC&Rs, and allows us to keep a history of past decisions for use as precedence in reviewing future requests.
FOR ALL IMPROVEMENTS: Please allow a minimum of thirty (30) working days for the Board to review your plans and communicate with you either its approval or suggestions that will bring your project into compliance with the CC&Rs.
